Marin

In Marin, the resale math often works in your favor: county resale values per square foot frequently exceed typical construction costs, so a well-designed addition or ADU can pencil on property value alone — before you count a dollar of rental income. Marin County also currently offers an ADU/JADU fee waiver program (extended through December 31, 2026 — confirm current status with the county), a real, time-bound incentive to start now.

Sonoma County

Sonoma

In Sonoma, construction costs typically run above resale value per square foot, so the strongest case for an ADU is rental income and housing family — not resale appreciation. Sonoma's 2026 ordinance changes also opened new opportunities, including a path to legalize certain pre-2020 unpermitted units. If you have an existing unpermitted unit, this is worth a conversation.

Cost reality

Why do ADU cost estimates vary so much?

Because your site matters more than the average. Hillside lots, creek setbacks, fire-access requirements, soil conditions, sewer access, and garage conversions each change the answer — which is why quotes range so widely online. A pre-approved plan doesn't eliminate this: site plans, county-specific standards, and permitting navigation are still required. The honest way to answer "what will mine cost?" is a site-specific feasibility read, not a generic calculator.

There's also a quieter misconception: that the hard part is space or construction. On most ADU projects, the binding constraint is code compliance and documentation — allowances, setbacks, fire and utility requirements, and the paperwork that proves it. That's design work, and it's the part that decides whether your project moves or stalls.

Some of our clients build ADUs for rental income. Most single-family lots in Marin and Sonoma are eligible for at least one ADU, but exclusion zones exist — some Sonoma properties are restricted due to fire risk or water supply, and hillside and setback conditions affect feasibility in both counties.
